Villa Appalling: Destroying the Myth of Affordable Community Living

Publisher: Thomson-West Legal Publishers
Author: Donie Vanitzian & Sephen Glassman
Available: Amazon.com

Touted as “The Ultimate Buyer and Consumer Beware Book,” Villa Appalling is a timely and critical expose of buying and living in deed-restricted communities. It contains road maps for boards of directors in recognizing their fiduciary duties and how to deal with management companies and “vendor vultures.” This book destroys myths that such living arrangements allow for greater owner “freedoms” and “independence,” but instead promote “dependence,” destroying individual personal freedoms. The book addresses “hard” topics like management companies, advisors, attorneys and neighbors. Many homeowner associations routinely trample what few rights an owner might have. Owners need to recognize those rights, but can only do so with the proper “information.” Villa Appalling explains that, in an association environment. “Information is tantamount to autonomy. Information is the only tool you will need and not get. Information is money. Information is worth money and information can cost you money.” The authors successfully obliterate myths that such purchases and living conditions are “affordable” or that the condo, townhouse, co-op, mobile home, empty lot, or other common-interest, deed-restricted property is an “investment.” A must-read for anyone considering a purchase of such property, or presently living in a deed-restricted property or who knows anyone who does.

From page 119:
The situation is often so mean-spirited and illogical that it defies understanding… A homeowner wrote to me: “My life is effectively over on every level. Who cares if I live or die or have a stroke or a heart attack or end up in the poor house. I don’t see life the way I did before. This case has destroyed my life. I have not had one minute of joy, of friendship. I have never been so attacked and isolated. They destroyed the life I had. I am are getting weaker by the day, by the hour. My insides are like shards of glass.”
